having weighed all my vans I can tell you they are nearly 150 Kg's over where you think they should be

I had a custom for a week with just 400ltrs in the back it drove like poop.

Its all the little things -

for example you allow 500 (say a 500 litre tank) the tank itself is 40 Kg - then a reel ( or 2 ) plus the hose - then the hose full of water - leisure battery - extra ply - shelving - ladder - barrels of chemicals - it all adds up

my Doblo has 1000kg payload - put a 500 tank in it - one electric reel - step ladder - battery and that weighed in at 725 Kg on the bridge

Which is fractionally less than I'd expect.  I've just bought one and put a 500 litre tank in. Pure Freedom systems are 70kg or so I think so.

I guess I'm just surprised that you were so far off. I'm not surprised people in general underestimate.
