Advice on renting a round.
« on: December 15, 2014, 07:47:03 pm »
My father in law is looking to rent out his round as he is approaching retirement.

He wants to rent it to me, thereby keeping it in the family. I would be suppling everything other that the customers.

Under these circumstances, if indeed these circumstances are at all relevant, what would you say the percentage of the daily takings should go to him?

Maybe he wouold be better selling? Upto you, but I'd not want rented work. Can't stand the idea of working for someone else.

Seriously? I'd better tell Dan the Man! I reckon 20% on the basis that neither is doing the other a favour and that you would be doing all the collecting into your account. Bear in mind that if you play fair with each other then you have the best of both worlds - he has a reliable income and you have reliable customers.

It's a game of three halves!

When I rented a part round from someone else (with me supplying tools, water, van etc.), I kept 60% and he got 40%.  I was OK with this as his prices were quite a bit higher than mine so I was close to what I was earning from my own work.  If his charges were similar to mine, it probably wouldn't have happened.
I don't want to chat too much on here about the details Nick (I so wish there were a PM facility).  If you want to ask anything more, we do bump into each other sometimes (I have the black Trafic) ;) .

Looking at it from his side, if it were me I'd probably look for 20% but I'd also put in a clause to say that you keep the round the size it currently is (i.e. you have to replace losses) and that you put up prices to keep up with RPI.

You get an instant round.  If the prices are better than yours you're happy as well.  He gets a long-term index-linked pension.

+1

As an additional clause i would also add that any new work that is added to that part of the round isn't subject to the 20% rent charge...
Why don't you have a quick google before making stupid comments?

From your point of view i would be looking to pay him 5%. He can't clean it. Again from your point of view i would not look to loose, from what other here are saying upto 40% of what i cleaned. You'd be better off going and trying to make a new round charging 40% less than what you normally charge if you think it pays.

5% or tell him to sell it.

"keeping it in the family " LOL !! :-)

Having done something like this from two different sources at various times, I became well acquainted with some of the problems that can occur.  That's not to say that it's all a problem as there were positive aspects to it as well.
I could list a number of things that ought to be discussed before embarking on such an arrangement - things that are not easily envisaged beforehand.

+1 or remind him of the pit falls of renting to others and if he really wants to "keep it in the family" buy it in instalments.
