End of Tenacy Guidance

Hi all,

first off apologies if this should be elsewhere on the forum. If needed please move it.

I was contacted today out of the blue by a student letting agency. Asking if I would be interested in making a quote for some end of tenancy cleans.

I've decided I will quote as I have been doing normal domestic cleaning for a while now, and it was an avenue I was looking to go down.

Anyways.. I know eot are completely different in terms of how we clean, but what I have no clue about is pitching my quote just about right. I'd like to get the job even if its just to gain positive reputation, but not pitch low enough I look amateur.

So here is what they are asking to quote on, I would only be responsible for 3 of these properties if successful, I'm guessing they will employ other cleaners for the rest, and the cleans are carried out over 3 days.

  • 3 Bedroom Flat, Over 2 floors, 1 Bathroom
  • 5 Bedroom House, 2 Storey, 1 Bathroom
  • 5 Bedroom House, 2 Storey, 2 Bathrooms
  • 6 Bedroom House, 2 Storey, 2 Bathrooms
  • 7 Bedroom House, 2 Storey, 2 Bathrooms
  • 8 Bedroom House, 3 Storey, 2 Bathrooms
  • 9 Bedroom House, 2 Storey, 2 Bathrooms

I don't have to touch the Cookers, Windows or Carpets as they have professionals in those areas to do those.

So how do people work out prices for such cleans? I was thinking something like this,  having a base rate for a house, then having a per-bedroom rate, so it looks something like this:

3 Bed House is base rate then bed rate x 3 = Quote or
9 Bed House is base rate then bed rate x 9 = Quote

what do you guys think? How do you calculate what to charge, would £100 + 20 per bedroom be right or way too high? £100 as my base house rate, then 20x3=60 +100=£160 or is that far too high? They have said they expect it to be a deep clean, and may be in poor condition. Neither of which is a problem, only coming up with the figure is!

Any help would be appreciated, thanks for reading what probably looks like a wall of text.

Just wondering if they want inside windows cleaned , carpets vacuumed and walls and tiles  cleaned. then they would  they want all furniture sanitized? blu tac removed chewing gum off bed post

No to windows, I'd vacuum the carpets anyway but they are being cleaned/shampoo'ed etc. Tiles I will clean too. They haven't specifically mentioned sanitisation of furniture, but I can do that, if they do indeed request. If/when I come across chewing gum I'll remove that too.

My real point is what do they want done . Obviously Kitchen Cupboards work tops s etc

But what about Wardrobes, beds heads etc etc  Plus Emulsion on Walls washed or touch up coat of paint,  Skirting boards

ahh right.... with you, well they did specify that it could be in quite a state as it is student accommodation, and they did say it would probably be a deep clean as opposed to a general clean.

They have decorators going in to do the walls/touchups that need doing, I'll definately be wiping them down anyway, wardrobes are all built-in so I'll be doing those, bed heads and beds are also included.

These prices are on based house having the allocated number of Bedrooms; plus Kitchen, Bathroom, Dining room and Sitting room 

Extra rooms such as En suites, Utility Rooms and conservatories, are charged £25 per room.

Hi Jon I have been doing end of tenancy cleans for some years now and they are all completely different, you have to be carefull on deep cleans as some can take a lot longer than others depending on the levels of soiling etc and it is quite easy to underquote student tenancys tend to be thick with grease and dust making the whole job a lot more time consuming so you have to account for everything to me a deep clean is clean every thing internal external and on top, fittings fixtures sockets the lot, decide an hourly rate your happy with add in the costs of your chems, travel, fuel etc get yourself some ultra strong degreasers etc and quote by how long you think it will take you, over time it becomes easy you get to know the easiest way to clean everything and the best chems to use for instance 3 of you there for 7 hours £15 an hour = £315
