Wood floor advice

Been asked to quote for a large area of carpet with a small 17x14 approx wood floor. 

Its solid floor boards in a 100 year old house which are covered in dirt, soot, grime etc.  I reackon they where painted black at one time and dont appear to be sealing or varnished.

House is being gutted in 12 months so they just want it cleaned to get them by.

How and with what would you clean this.  Advised of limitations with cleaning as really it needs stripped and sanded.

Hi Mark,

Still tinkering with wood floors eh!

If the floors are flat and there are no nails that can't be bashed in and no massive gaps, you could get away with a hard sanding disc under a rotary. The finish will look rubbish, the dust raised absolutely lethal and the customer almost certainly won't thank you, but you could do it. Would I.....absolutely not.
