End of tenancy cleaning

Does anyone have a checklist for end of tenancy cleaning listing the services which would be demanded by estate agents?

We do end of tenancy cleaning at the moment for a few private landlords but they are quite realistic about what we can achieve in the time they pay us for - for example, in the bathroom they are happy for us to clean the tiles but they do not expect us to remove every single piece of mould from the grout or to leave shower screens shining like a mirror as there simply is not enough time for the fee paid.

From reading on the forums, it seems that estate agents tend to demand more so we are looking for details of what the extras they might want or the things that they would possibly pull us up on which the normal punter would be satisfied with. Can anyone help?

it's funny as we have only worked with one estate agent so far, and have found that actually they demand less then we'd normally do. perhaps we do too much but the impression i got was don't worry about the details if it wont be seen, e.g. tops of cupboards; one of my worst areas as it's never ever clean and clearly has never been cleaned ever by past cleaners. i always do these but estate agents say don't worry. could just be the one we were with though and bigger/more expensive houses which go with bigger estate agents demand more

Hi

I never clean them unless asked, which is around twice in almost 7 years.

They are so gunked up with years of grease and they are invisible dirt.

I once got asked why I hadn't cleaned under the tap covers!!!

Or the grooves when you open the windows.

the thing is that there will always be dirt to be found, it just depends on how deep you go or when it becomes un economical to go further.

fair enough, we used to do inside the window grooves and it took forever. though it come up really nice the customers never noticed so we stopped as it really was a waste of a lot of time.

under taps imo should always be done at least a quick go. we use a knife and it removes a huge percentage of it in seconds. i'd say tops of cupboards should also be cleaned as people do use them.

Under the taps yes, but not to unscrew the actual tap covers with a screw driver, exposing the mechanism to scrape out any limescale there, it's invisible unless you take the tap apart!

Hi Nick are you able to give a rough price on how much to charge for an end of tenancy clean?

This is always a tough one.

As we all do what's on the work order but we always come across the little extra bit that was missed so do you do that little extra obvious bit or do you leave it and either get a call back or get the LA asking why didn't you just do it while you were there?

If there is something glaringly obvious then we call to ask if it needs doing, if they say yes, they know it is going to cost extra.

Doing the 'little extra' is a nicety that is largely not necessary nor noticed by the customer. eg - for a new LA I thought I would impress by going the extra mile and there was a filthy dirty fireplace that wasn't itemised as needing doing, but i spent almost an hour cleaning it as I thought it would need to be done and as an added extra for the customer.  When they inspected the property they thanked me for cleaning the fireplace but it was being boarded up the next day.  Thanks a lot!

It may seem a little picky but I have been stung a few times and have had a few LAs take the p1$$ and miss stuff off the list when they know full well it will need doing.

As long as you are specific on what will and what won't be done from the start of the working relationship then there is no room for misunderstanding on either side.
