musty smelling carpet

gonna look at one in the morning, leaking washer over weekend, dry now but leaving a musty smell.
will a simple clean suffice, as long as its not the backing thats a bit wiffy, may lift to have a look but rather not, apparently, the LL's a tight ass and doesn't like spending money, hence he didn't call me out over the weekend when it was a simple extract and dry.

sure i'll sus it but if yas got any hints and tips i'll be more than great ful grateful greatful, its the middle one innit. grateful.

I'd be careful, these can sometimes come back and bite you on the bum :-\

If there's been any significant amount of water leaked, it's very likely that the carpet needs lifting and the floor drying properly underneath, then the usual reinstatements.  If water has gone down further than the carpet pile, cleaning the pile isn't going to fix it.

The problem with these jobs is that you try to explain that it may not be as simple as he thinks, i.e. cost a bit more, but he's having none of it, he wants to "clean" away water damage because he knows best ::)
 
You either get the lower price cleaning job or nothing, as he'll just ring the next guy in the YP because he doesn't want to hear what you're telling him.

Then after you clean it and the smell doesn't go away he wants to know why you've ripped him off.

I palm these off, got better things to do and there isn't a pot of gold at the end of the rainbow with 99% of landlords!

Excellent advice from Jim, if there's an underlay that can often produce that type of smell. I couldn't really treat it without lifting, as there is no knowing the extent of the damage. I'd explain cleaning will not likely cure the problem without further investigation. If the carpet is a bonded/glued/taped foam back or similar i'd walk because as soon as you try to lift it the backing will probably separate if it's been saturated. If he insists cleaning is all he wants put on your invoice you advised customer (to lift, treat, dry) and get the bugger to sign it ;D  We always want to do the best we can for our customers but if they will not take advice there's not a lot more we can do but walk away, because you will be frustrated and they will be disappointed.

cheap poly, no underlay, concrete floor beneath, powerburst, bit of odour mate base with scent, agitate, ciggie, full heat on trucky, 600 psi, blasted the lot out. 35 mins, £50 thank you very much, oh and no promise that the smells gone but i'm pretty sure it has.

Jims post is spot on, often people think it dried but the underlay, floor boards are still wet underneath and will stay so for months unless lifted.

Seeing as you had no underlay not in this case..

The smell came from being wet to long, mildew grew and this is what smells, now you've just wet it again :-\

You should have used an anti microbol.

ok, I read you right :),

btw putting deodoriser in a prespary will stop it working because its CATIONIC, use seperately or you lose cleaning power.

Oour mate I'm unfamiler with but would assume by the name its a deoderiesr.

Theres 'deoderisers' tend to mask a bad smell with a nice smell

Theres 'deoderisers/saniters' in the middle

Then theres 'Sanitisers' an anti microbol is like bleach for carpets it will kill everything bacteria, mould, midew, fungi, etc 

I find anti mircobols to be the only product to completly eliminate mildew smells, ime.

Prochem do an anti microbol called 'Mircosan' it dilutes an incredible 2% to 4% with water for ready to use.

Chemspec do one too, unsure of the name though.

cheers MC, i'm here to learn.
i looked into a IICRC odour control course but they seem to have stopped doing them, emailed them a few times but no responce. think i'll have to ring, its something that would def come in handy, i get a few calls to do with odours so worth the money if i can find a good one.
i'll have a read of odour mate base, see whats what.

I often find when explaining to customers a carpet needs sanitising they expect to pay more for that, and why shouldn't they? ;)

Prochem cleansan can be mixed with crystal green It's what i tend to use in care homes.

and i'm guessing a sanitizer is anti microbial

is catalyst a sanitizer?

Hi Derek clensan is a bactericidal sanitiser & deodoriser so Prochem claim by the way it is clensan not cleansan.

Mint Fresh from restoremate or microsan is what I use on stuff like that if I think that getting it wet again might reactivate something nasty.

Clensan is a sanitiser and deorderieser but as a sanitiser not great imo.

I look at it like this, when your dish cloth starts to smell (very simular, bacteria growing in it)

you can put it in diluted bleach for 10 mins and cure it, or you can spray it with air freshner to hide the smell, I know what I prefer.

Remeber if chlorine was not added to our tap water it would be green :o and go even greener left in a glass for a day :o ;D thats why rain water floods smells bad quickly!
