Large commercial quote help

Now I've never had a problem with quoting commercial before but this is a big one.
There are 5 floors, each measures 28m x 38m which totals 1064m/sq
I've allowed 20% reduction for furniture leaving 851.20 m/sq of cleanable carpet tiles per floor.
What sort of pricing would you go for considering it's a yearly contract and such vast quantities.
It doesn't all have to done in one hit  but one floor per week/month.

You do not mention the level of soiling or the state of the carpet initiallly. I would be looking at £2.50 per m2 for an initial clean and subject to frequency I would reduce to £1.70 Hope this helps. This price based on cleaning with TM.

Don't take a guess at subtracting area for furniture.  Office cleaning is generally quoted for on floor space, not visible carpet.  This allows you to present a lower price per m² for doing the same amount of cleaning ;)

This is really going to depend on what equipment you run... and if you land this contract you really honestly could buy yourself a truckmount if you haven't got one!  That's the way I'd look at it.

Go in with your head held high & be full of confidence.  Make sure you are prepared to answer any questions that may be asked.  Be honest with the client and point out any potential problem areas.  If you tell a client that certain areas may not clean very well because of damage/wearn tear/permanent staining the client will respect you for this.  I would quote a initial Resoration Clean at £2.50 per sqm,  then if cleaned every 12 months go in at £2.25 sqm,  every 5-6 months £1.95 sqm,  every 3-4 months £1.65 sqm.  These prices are subject to all areas been cleaned at each given interval.

Hi guys,

I wouldn,t offer different prices for different intervals because it will get too messy, holidays, can you leave it to next month etc.

First thing is to get the job, I would LM, in my case Texatherm.

As Jim says don't complicate by subtracting for desks, they actually lengthen cleaning time.

Approx 2.25 per square metre.

Am with doug on this one neil.

A good l m system would be a good point of sale with the benefits of quick drying less noise etc.

95% of my commercial is l m cleaning.

By the way two men could do a floor a day.

So in one 5 days you want to pocket £12,500?

quote £2.50 sqm, but dont hold your breath waiting for the call to book.

About 12 months ago I put a quote in for a large floor area of 2160 sq m at a rate of £1.20 per sq m.
Didnt get the job.

Was I too cheap?

Couple months ago "we" was discussing pricing for large areas on this forum and I mentioned my £1.20 and Glynn Waterworth quoted "no wonder you didnt get the job" - when I asked how much would he have gone in at  he replied below a £1 per sq m.  Another said he got a large area at well above £2 per sq m.
Dont know what to conclude from that - was it the location, lack of competition.... dont know.

Hi Joe,

I know what you mean its confusing theres a lack of info available on here about commercial also alot of misconcpetions and frankly guess work, just people opinons, how they THINK the 'landscape' is, I had to learn my own way.

I have to leave for a job now but later I'll post what I have learned about commercial.

Depends on what they were looking for one off or every 3 months or quartely or 6 monthly. I would be a very rich man if i could quote £2.50 a sq metre. And especially in this economic downturn. I would be closer to £1 per square meter to £2 depending on what sort of deal they were looking for.

I agree £2.50 p/m2 is amazing, if you can get it on a job of that size. More like a quid and a half ;)

Get what you can, go for it, be confident and sell youself, helps to keep prices healthy ;)

To continue what I was saying £2.50 sqm would be a lottery win.

but if you want the job for this volume more like 1.50sqm metre or even 1.30 and less, depending how much you want it.

I quote on the higher end I wont go to low, I find I get the more prestigous companies, like Toshiba have a posh place I do.

But most will I'm afraid simply pick the cheapest and contract cleaners will go as low as 0.75 sqm metre for this.

With commercial you'll most likey NOT get the job than you are to get it as they will get in so many quotes and some will quote so low, dont waste to much time worrying, stick your quote/punt in and move on to your domestic who will pay more for high standards.

just my take.

PS your probally be dealing with the lowest paid member of staff not the decission maker, so leave info/marketing with the quote but even then will often still only come down to price.

It depends on how much I wanted it, I would certainly look for £2 plus but they might just want a quick clean in which case Encap would be cheaper.

Just to fill in a few details.
When I went there yesterday I did meet the decision maker and he seemed very keen.
Yes it would be a LM system although the stairs reception areas would be HWE.
The carpet tiles vary in age between 2 and 7 years so there are clearly areas which have been battered to death with chair marks. Some tiles were changed so you have the wonderful situation of a batch of k-nackered tiles with a bright sparkly newish one thrown in the middle.
With commercials I always work out the maximum size then deduct a percentage which is dependant on the number/amount of desks/cabinets, which gives a rough idea of workable carpet. No I don't tell the client this but if like in this case, the guy knew each floor was about 1000 m/sq and having measured up he was correct. Now when he gets the quote through it won't take much for him to work out the price per metere, which I guess he will devide by the 1000 m/sq. In his mind he will be getting a better deal than if I explain the actual carpet area to be cleaned which in my mind is a higher price per metre.
The job is for the carpets to be cleaned once per year but clearly with this amount and there are other buildings to be included too it's not going to be done over one weekend. Instead it will be programmed for one floor per week or month over a weekend.
All things considered the quote will go in at £1.30 m/sq of workable carpet. In the decision makers eyes (and without getting the calculator out again) it will probably look like £1 m/sq.
Going on other commercial jobs we do I reckon we can still knock it out at £100/hour per person.
The reason for this job is because I have gone in with a friend who runs an office cleaning company. The current lot have clearly been taking the pee judging by what we saw yesterday, and between us we plan to scoop up the lot.....office cleaning...the window cleaning...the carpet cleaning.

I got a good job and the same lines as that.

Its a large company office in manchester and the previous cleaners didnt do a good job at all and were top money so i had the fortune to clean the managers house and asked me to go and quote for there offices.

Anyway got the job early last yr and its a good job and well paid :)

no-body on here will tell you what to charge, that's because it takes years to fine tune your pricing to make money but not be too greedy  for the customer.
This kind of information is worth money, i know this board is for sharing info but you don't share everything, do you? someone would have to pay me £1000 for a day to talk about pricing. :o

How long do you think it will take to do the job  ???

Example  i would maybe look for a days wages and a little extra if it was only one day ???
