13-15 minutes wfp.
15-17 minutes trad.

That's pretty much what I've found.
A couple of minutes saved at the most on that size house.

10 mins to drive to job
5 minutes to get gate unlocked
2 minutes to get set up
18 minutes to do the job
4 minutes to put stuff away
1 minute to write slip out
4 minutes knocking/ringing/chatting
2 minutes fuming about something
2 minutes crying

48 minutes, or 45 minutes if not writing out a slip.

This is the REALISTIC time frame.

What about the costs?

Vehicle insurance
PL insurance
National Insurance
Fuel
MoT
Office costs
Kit
Endless other items

Its hard to say an exact time as a lot of 3 bed semi's are differant and there may or maynot be things in the way.

But 15 - 20 minutes would be about right
