Window cleaning quote - how much trad & WFP ?

Hi guys. We've been asked to quote for a huge new nursing home which is being built about 1 mile from my house. They want the windows cleaning every month.  It's got 72 bedrooms and is 3 storeys high ( although there aren't that many triple storey windows. This is a breakdown of what there is:


107 ground floor and first floor windows each measuring 3ft wide x 4 ft deep.

27 third storey windows 3ft wide x 4ft deep.

Entrance door area which is pretty standard 2 doors plus  1 big pane either side of the doors.

They have asked us to clean  the doors, sills and frames as well as the glass in our quote.

We have options of either trad or WFP so what Im asking is what would you guys charge

to do the job 100% trad or 100% WFP ? There will be two of us doing the work.

If you have wfp why do it any other way it will be so much easier especially the third storey windows
For something of that size i would go in at £1 per window so £135 seems a fair price

sounds like a Housing21 contract to me!

id quote 100% WFP then a quote for ladder work at 50% more.


but to get to your price work out how long it will take you! consider every window acces to property etc and of course all costs and you should come to your price.

I have just priced a 70 bed care/nursing home up about 2 weeks back,we have just got the go ahead to do it,it should take 2 of us a max of 5 hours first clean,it will be cleaned all wfp, we clean quite a lot of nursing homes and this was the first one that we had to be CRB checked. We have charged them £300. Hope this is of some help to you.

With all that they are asking and the fact that you have a choice, it has to be wfp. Would go with Aspects on price.

Working it out how i charge it would come to £390.

If I was doing the quote I would compile a dossier which includes, a Risk Assessment form, a Method Statement, a Copy of insurance, a Environment Policy and a Copy of The Working at Heights 2005 Directive.

I would point out the risks involved in the cleaning of their building and how you intend to do so safely, which is cleaning with wfp, because of the 3rd floor work.

You say their are 2 of you working, so this job should be completed in 1 hour 15 minutes maximum,and 2 hours 30 minutes if you were working on your own. (excluding traveling time)

As for the price, is it going out to tender or are you the only one who has been asked.

If you are the only bidder then I would quote high and reduce the price in discussions with them if you need to.

If its going out to tender, then beware, there are some companies now quoting as low as 35p per window, so this job could attract a price of £50.00, but I would say a figure of £85.00 to £100.00 would be more likely.

The most important thing to remember and do is, don't quote to low just to get the job, you will soon regret it and come to hate doing it.

At some of the prices quoted above you`ll hate doing it then,i don`t care where you live you can`t clean a property of that size for £85-£100.

It works out at £35.00 to £45.00 per hour per person.

How much are you earning per hour on the rest of your round?

You don`t work every hour that your at work,i price per job and per job only.If you start getting into hourly rates when quoting you`ll shoot yourself in the foot.
