Just in the process of doing my 1st leaflet.

I am looking at what offer to include. I think a per room offer will bring in more business from the go just want other peoples opinions.

was thinking one room 40, two rooms 60, stairs and hall 30.

Consider booking a room for £40.. that's all good and well, but when you arrive that room is huge.. not only have you just shot yourself in the foot you will hate working for less than you require..
I know a lot of people do price over the phone and by standard room size etc, In my experience a customer's idea of a double room varies drastically...
I personally price by the meter square, If i can't get to the job to view and price i will get the customer if they are able to to walk or pace out the room. then tell them the price given is an estimate only and you will only be able to give an accurate price upon arrival..
but it's entirely up to you how you decide to price your jobs, I just went with what worked for me..  :)

I do first room £40 then £20 each bedroom, £60 living rooms, £40 stairs and landings. I dont and will not travel to a job just to see the property and maybe give a £10 more quote Than giving over the phone. Now what I like to think and the reality is, if you have a big 5 bedroom house then you are rich and your carpets are clean, if you live in a 2 bedroom flat the carpet may look worse. I cleaned 5 bedroom houses where the carpets were clean and I have done 2 rooms in 1 hours where the carpets where stained every where and dirty.

I never mentioned £10 more a quote Marius.

Not sure what room sizes are in your area, but here some are considerably larger than a £40 or £50 room...  But as i said it's up to you.. I simply said there is a potential to shoot yourself in the foot going out at £40 a room and not even seeing the size of it. 
I personally would not take the risk, but again that's my choice, I go out and quote most jobs unless they are too far to be viable. in which point i estimate and tell them is subject to measuring when i arrive and assessment of the carpet etc..
I quote most driving between jobs that way they are on the way i am travelling anyway and i am not running around going out of my way, I know what i am letting myself in for when it's booked and i have already determined the soiling levels, the carpet type and the best method of cleaning.
Also when to walk away before i have booked the job wasting my time and the customers.. and believe me some jobs are just not worth the trouble.. i used to book over the phone but that changed after i did one too many jobs i should have walked away from and they were not worth the hassle.
It makes no difference if the house is a big 5, 6 or even 7 bed there will always be some clean and some filthy, I personally would like to see what i am letting myself in for, i also have a higher booking rate if i visit to quote, i sell myself and  services while i am with the customer, much easier face to face then on the phone..
How you run your business is entirely up to you, but i was merely pointing out a potential pitfall of not viewing/quoting..  :)

I'm new to this game, but I like to keep things simple and they have worked for me so far.

I charge £xx per square metre, I don't discount for more rooms (or more square metres), because whether I clean 1 square metre or a 1000 square metres, my process is the same.

I don't sell packages, if a carpet needs deodorizing, it gets it, if it needs a wool-safe product, it gets it. I offer stain protection as an add-on, if the customer wants it.

I provide estimates by telephone and via my website (based on them telling me the square metre size of the room), but I tell them that if the size is different when I get there, the price will be different.

Maybe I'm being to simplistic, but running a business is difficult enough without adding to the challenges...  :)

anything that is bigger than a box room is a double room to me,

I charge £30 per double bedroom or diner, and £65 for a through lounge.  My min callout is £40 within 3 miles, normally £50 thereafter.  Deodorizer is £5 per room, don't offer protector currently, i'm not much of an upseller to be honest apart from deodorizer.

Price drops to £25 per room if they have a full house, or £30 per room with the deodorizer package.
