No the guy is deluded. I live and work in Sale and nowhere can command nigh on 20x monthly income. I know a guy who is selling for 3.5 times and his work is also very well established.

Fair play to him I say.
He knows it's not worth 20 times, but if he can get 10 times he's going to be happy.
If in 3 months it sells for 3 or 5 times at least he had a go.
I'm sure we all overvalue our work to a certain degree.

agree with you mostly, however a round is only worth what someone is prepared to pay for it !!!!

Trouble is too many people do not think outside the box, and listen to others too much instead of having a go and taking the time to actually look at the bigger picture.

I myself have paid x 20 cleans for work in the past and even offered x 25 cleans for easy, quick, good priced work.

As long as you clean the work right, you will earn good money without lowering your initial investment, infact you would build up the round, earning more etc.

Knowing prices up North, i would personally rather pay over the odds for easy, quick work than messing about with semi's.....Terraced work is King, just my opinion
