BUILD CLEANS

Hi Everyone
I am totally new to all of this, but I have been approached by a company asking if I could do build cleans and sparkle cleans.  Of course I have said yes, but could do with some advice from experiences build cleaners.
2,3 and 4 bed properties all with bathroom and ensuite.  I am being told that the average price for a build clean is approximately £50 and a sparkle clean is £35.  If I sit and think about this hard enought the sums dont add up.  Is there anyone willing to give me a little advice.

have you got  your CIS card?, method statements, risk assessments, toolbox talks, health and safety, PPE, COSHH,

From South Bedfordshire, Yes got my Site Card, and up to date on H & s (My hubby works for HSE, and doesnt let me get away with anything. I,ve probably got the best H&S, COSHH and Manual Handling brief and eqpt in the world!!). I have got the contract, but need to confirm pricing, - I say I am new to this, this area that is, have been doing domestic and office for some time, its just the new build area.

Hi Julia, and welcome to the site.

Your sums don't add up!! No Wonder  :P

The average price for an apartment builders clean will be around the £145 mark....depending how large or small it is, of course. It will be up to you how much the sparkle clean is, however, we have found recently that after all our hard work doing a spot on builders clean, the trades men trash the place and slap paint everywhere....and a sparkle clean can take as long as the builders clean.....so don't under price your sparkles.

Larger houses though.....whatever you can get away with!! 2 / 3 bed houses could be anything from £150 - £200 for the builders clean....we even have some 4 / 5 bedroom houses that we have done for £330+ for the builders clean....and the sparkle clean on top of that.

The areas that will take the time are the Kitchens, bathrooms / ensuites and the windows. The more bedrooms that it has makes no difference really, as they are an empty room and you have only switches, skirting, radiators and doors to clean as a rule.

Other than getting used to working around other trades people making a mess in rooms you have just cleaned......then i wish you all the best

I agree with Tim and the prices he has mentioned.  £50 for build clean is way off the mark, we charge £50-£100 for a reclean(depending on size of the property) and then £30 - £60 for a sparkle.

I'd be a happy man if we could get £330 for a 4 bed build clean!

Typically we knock them out at around £140 mark, 2 bed aprtments £110. Even for a 5 bed our highest price is £220.  However our re-cleans our typically between £60 - £100 and sparkles £35 - £60 which don't compare too badly.

Obviously prices depend on quality/design of property and which developer your're working for. But we could never quote £330 for a  4 bed b/c.

That includes two bathrooms (main + en suite).

Its a small development of 13 houses on an estate near Shrewsbury. That's the first one to be finished and we'll probably get 1 a week to do for the next 13 weeks. Various prices because they are all 4, 5 or 6 bed.

We've got to do a (sort of) end of tenancy clean tomorrow for nothing!

This guy has bought a second home and has moved into it and will rent out his original home. He wants us to clean it before its rented out (inc. carpets) and we've ended up doing it for nothing.

Well, the owner is a partner in an Estate Agents who have given us £5K worth of work since Christmas - it's the least I can do! ;D ;D

£15 for me. That house I was just talking about was 22 hours!

our builders cleans for a 4 bed would be aprox £220 with windows (depending on state)

re-cleans(sparkle) anything from £56 onwards

hourly rate £!4 (midweek) £22.(weekends)

22 hrs for a build clean? That must be on your own. It took three of us 3 hrs to b/c a 4 bed, ensuite, this morning £140. I would have done it on my own in a full day. So maybe my prices aren't that low if we're gatting through them quicker?

Yes they are pretty comprehensive as builders cleans go. Two bathrooms, utility room labels and packaging on everything, fitted wardrobes/mirrors in all bedrooms etc. etc. Not your average 4 bed house.

The problem with b/c's is that once you've won the contract for a site your prices are set with the developer. If some houses turn out to be in a worse state than others, you just have to take the rough with the smooth. In exceptional circumstances, we will charge dayrate £12 p/hr extra if it is obvious that a trade has caused excessive mess or brickies have covered external glass in excessive mortar.
