Builders Clean Pricing

We've just been asked to quote for cleaning over 200 new build properties on 4 different locations with over 40 different build types.  They have sent us plans on CD

I normally price by number and type of rooms, but to do this on this scale will take me at least a couple of days.  I was therefore looking at pricing purely on sq ft of each property, however I'm not sure what sort of price to go in at.  Does anyone else price this way and if so what sort of price per sq ft to you go for?  A 1p difference per sqft will add several £,000's onto the final figure.

Easier to price on type ie 1. 2 3 4 house 1 2 bed flat etc allow for the clean plus sparkle and need to determine the builders requirements and how many per visit etc you'll be looking ar between 80 and 120 per clean and around 50 percent again for sparkle if apartments then there's common ways

Just relooked at their requirements and as you say they want a price for cleaning 1 bedroom, 2 bedroom, 3 bedroom, etc, etc regardless of the style of property it is.

They have also said:

Work on the developments should therefore be priced as follows:

1. One price to be charged PER visit for each site as one visit will not complete each site.

2. One price per type of plot (specified by number of bedrooms), per cleaning stage. If plots are of different sizes but same bedroom numbers then submit an average price. No extras will be given for larger than average plots. (All drawings are included on disc)

3. A separate price to carry out external detaping and cleaning as an extra-over.

4. A separate price to carry out a brick clean for each plot type as an extra-over.

All prices to be based on a bedroom number basis, excluding visit charge.


Does this therefore mean I need to put in a price for a visit and then add on the price for cleaning the properties?

We're not new to build cleans, just never been asked these questions and never done it on this scale before.

Any help/guidance appreciated.

Hello Ian,

Look at the CD then colour code the properties into 1,2 or3 bedders. When you work out the price for each type then you can come to the overall price of the site. Quote for 1 builders and 1 sparkle clean, then each visit thereafter (probably the show homes) will need a seperate price which they usually have done once per week. Give a seperate price for detaping and cleaning of the external windows, again work out for each type, there wont be much difference just an extra window or so, and the same for pressure washing the brickwork.
Then tell them you want at least 3 to 5 properties ready together to clean and this will be your price per visit. Type it up exactly what you will give as they are trying to tie you up with these questions. Price for a 1/2 bed about £120 + sparkle. Dont forget they will stop you 20% CIS deduction as well and may ask for MC discount. Best of Luck.

I don't know who your builder is but barretts and the like will want or maybe want you to visit site as when properties are avaliable ie one or twenty  they are or will not stipulate the number of visits required and therefore could become uneconomical you may need to stipulate a minimum qty required per visit or day especially if you are travelling any distance
pressure washing is usually undertaken by the bricklayer and detaping by window co
Sounds like the scaffold will be gone check out who supplies access
It could bite you on the arse
also check the payment terms
