Am I Worrying About Nothing??
« on: January 19, 2011, 07:07:45 pm »
On a new clean i like to turn the controller up, really scrub the frames, vents and glass, and then really rinse well all around the top of frame and right into the vent to wash all the muck out.

I then go back to the first window and go round the property cleaning all the glass and rinsing again very thoroughly.

I Have always done this but i have always worried about the top vents, if i wash to much water up into them could it go through into the house?? ive never had a complaint but i dont know how these vents are designed and i dont want any floods!
Im not scared of heights, just falling from them.

Hi,

You will soon see if you get any water into them as you will see it running down the inside of the glass.  ;D  ;D  ;D

On first cleans we usually clean and rinse above the vents with low water flow, switch the water off and clean into the vent grill with a wet brush and then just wash the window and rinse below the vents. We mostly do first cleans twice, whole frames and windows etc, then start back and do the windows only from the beginning, but only if they need doing again. If the windows start to dry off from the top frame ok, then the rest will usually also be ok.

On subsequent cleans a fast brush above the vents left to right and no rinsing is usually fine. Clean the glass well below the vent and rinse as normal.

The trouble with vents is that water is inclined to seep into them from higher up and then deposit a streak of dirty water down the glass half an hour after you have gone.

Some on here will advise you not to ever clean above the vent, but leaving that dirty area would personally bug me.

Only wash vents from above aiming downwards, not upwards on filthy new cleans the once and brush dry any cobwebs thereafter but only if noticeable.
Unless vents are noticably dirty, it's easier to leave well alone and customers won't notice unless you clean them and a run of dirty water drips down the vents after the pane of glass has dried, then they notice ;D

Yes. We have an Estate of Wimpey built houses and the windows they installed in one section are all prone to leaking. There isn't much of a gap between the lintel and the window, and this vent has been squeezed in, possibly as an after thought to satisfy new regulations. Have found that the angle of the brush head is paramount and to keep the jets away from the vents seems to be the solution. But every now and again we get it wrong.

Just apoligise to the customer for a little water run on the glass inside next time we see them. It will usually have dried before they get home as its just a dribble.
At one time I used to panick, but don't anymore.
