Your staff member should have completed a bespoke training programme on this particular site. If things are being missed, or proper procedures are not being adhered too, I would re-run your training programme covering the items/tasks that are not upto scratch.
After the training has been completed, ask the cleaner to verify that they have recieved the training, and that they have understood exactly what is required, file the confirmation away in their personell file.
If you still find problems, issue them with a verbal warning, this again should be marked within their personell file, explain politely, but firmly, that you provide the required training, as witnessed by their own signature on their training records. And that no deviation in tasks or procedures is allowed.
Also explain, that in order to keep this contract you must provide a certain level of service, and that the training that they have recieved ensures that the required standards are met and maintained. If problems still persist, you must follow your own written guidlines and procedures, as laid down in your employee handbook and employment contract, if necessary, taking legal advice before starting any disciplinary action.
Dont forget to talk to your employee! Perhaps there are tasks or procedures they are unsure of, or are not happy with, for whatever reason. Most problems arise from lack of training and supervision, not because the person does'nt want to do a good job.
