urine smell in timber floorboards

carry out a end of tenancy clean of a house next week there are two wcs where there is a urine odour coming from the floor around the wc pans
the surface is old bare timber flooring not laminate
what is the best way to remove the smell

You could try mopping with a strong solution of bleach when dry sealing with pva.

i think there are two options,

1 is to remove the floorboards and replace them

2 is to clean them as best as you can and then seal it with some sort of paint

i think tose are your only options, because the smell will allways be there ragrdless how many time you clean it with chemicals its now penetrated the wood

sorry couldnt be more help, for the big pay id go with option 1 and it will guarantee the result, option 2 will only temporary work i think

As option 1 or try urine neutraliser on the boards, ozone the room and then leave a unsmoke odour block behind the pan

removing the boards isnt a option as they continue thro 2 rooms ill try the other options

Clean... Dry .... seal with a shellac paint
I clean carpets
I dry Buildings

The ammonia will need to be neutralised before you could seal the boards which had they been sealed in the first place we would'nt be talking about it now. I use the ozone m/c to deal with the residual smells after drain blockages and have not been back to one yet

Urine neutraliser plus polythene sheet and the ozone blaster inside an upturned bin.... but you must remove the bowl to clear the way to the wood. Sometimes drill a couple of holes.. Do not use bleach, this can take the strength out of the wood and the client may find himself in the kitchen.

HI we do this type of work regular, can be a pain.
some times one of the above treatment works.  Quite often a combination of the above is needed. Drying is important after cleaning as the bacteria needs moisture

We recently did one on a new build were apoxmently 20 cats were kept  on the upper floors over a 12 month period. No rip out  was necessary

Sorry but there is an awful lot of difference between a problem in a domestic property and the same in a purpose built convenience. I have yet to go to a house that has a urinal trap!!!

plenty of backing soda down there, very fine so easy to get between floor boards works a treat

Spray the area with a solution of bio persil, 1 cap in 500ml.

Backing soda should work. It neutralizes urine smell

Its not a good idea to use stuff that alters the ph of the wood and or  kills off the natural enzymes as  these can encourage   wet or dry rot.   Clients who suddenly find the toilet on top of the kitchen sink tend not to return.
