Smoke Damage Clean - Advise

I have been asked to do a smoke damage clean and am not sure which cleaning chemicals to go with, Chemspec or Prochem. Looks like Prochem keep it simple with using Ultrapak Renorvate however Chemspec have loads of chemicals. Has anyone used the chemspec range and is the liquid cleaners better than the powered cleaners?

The building needs to be thermo fogged so can anyone give advise as to how long to do this for and is it best before, after or during the clean. Which is better for use in the fogger Prochem Odour nuetralizer or the chemspec range?

what surfaces are you trying to clean ?

and how large an area ?

internal or external ?


we are involved in a job at the present time, and have tested upac removate, works well, also champion very good.

There are far cheaper ,and better chems than chemspec/prochem, try restoration express for smoke away.

Like Martin said ,, what are you cleaning?. Also you need training because there are many considerations to be made for this type of work.

It is an interior clean, floors, walls, ceilings, skirting boards door frames etc  prior to a FULL redecoration. That is the upstairs flat anyway of a pub. Mainly soot everywhere so needs to be vacced away then every surface washed and deoderised.

Then there is the pub itself... completely everything as part of a new buyer refurb and re opening. The fire was downstairs in the pub so the upstairs is not to bad but the pub is a right old mess. Painted plaster walls and ceilings. wooden beams, bar area, toilets, tables and chairs and carpets and laminate flooring. Covered in black soot and heavy smell of smoke throughout.

Sounds like you need to sub it out to someone who knows how to deal with such a job , there are dozens of considerations here. Pubs can be complicated if tenanted due to split between buildings/contents , surfaces will need sealing after cleaning,  lots of health and safety/ paperwork issues here, too much to list here.

If you sub it out , you can learn from the person you sub to and make a few quid at the same time, on the job experience is far better than any course.

hi there,

Ok, you need a whole load of bags of rags, and then you need to choose your chemical somtimes it can be down to personal preference.  this type of clean is very labour intensive. The rags are simply one wipe and then throw away, as you are looking to remove the contaminant totally.

there are big issues with floor voids and roof voids, as acidic contamination again needs to be thoroughly removed.

there is a careful balance between clean and renewal.

you also need to ensure that your liability insurance will cover you for the work.

I ran into this a few times with some builders I used to do cleans for.  I subed it out as stated above.  The guy knows what he is doing, as he used to contract for a leading restorer for the insurance field.  If you would like me to put you in contact with him, if nothing else he could possibly be of some help with advice let me know.  He is based in the Leister area but is willing to travel some as long as the work justifies his travel.  He has all the foggers and suits, chemicals, all you have to do is invoice and pay.  I think I charged 25% and did nothing when I put him on the jobs.  Get a hold of me if you are interested.
