Title: Moving house....

Mum and dad have divorced so we are moving into a rendted house.
But unfortunatly there is no room for a office.

Has anyone ever had an office built in their garage? Plaster boarded and properly done?
If so could is see some photos please.

Also the outside tap is approx 10meters from the garage, does this mean the hoses will freeze in the winted ?

Cant you get a shed? probably be cheaper and warmer with a little oil radiator in there.
You will have to take the hoses in at night if its going to be cold yeah... or be solid in morning

Surely a shed would cost more than seperating part of a garage lol? I just wouldnt know were to start so need some inspiration

well you'd need to insulate a garage wouldn't you then plaster board it etc etc put something down on floors. "if you want it doing properly" it wouldn't be cheap ..a shed cost about what 200 quid?? or make your own   ???

+1 with Ross why do people need an office, I've got a small cupboard that we keep vat and tax papers in a box, also folders for paid and unpaid invoices plus a little storage for stationary.  I've got a lap top printer and scanner on a nice lil desk in the corner of our bedroom. No need for office only need to sit at desk once a month when doing all the invoicing and working out our work for each month.

Adam as for tap being quite far insulate it or even better dig a small trench if poss and bury the hose but wrap it in the foam insulate ๐Ÿ‘ณ๐Ÿ‘ณ๐Ÿ‘ณ๐Ÿ‘

I'm with the last 2 here, what on earth do you need an office for?. Presumably you will have a bedroom in this house?, all you need, at most, is a small desk and a small filing cabinet.

all you need is a desk ,laptop,printer and a few drawers for business cards,leaflets,receipts,tax returns etc,etc.


as for outside taps get some insulation for any outside pipes.hoses wont freeze if water is running through them when filling up.

i personally think having an office is a good idea and it can be done in the garage, im thinking of it myself
My hose runs from the house to the garage, approximately 15 mts and yes it can freeze in the winter but this year as been mild so ok

I didnt mean a full office lol just what use have mentioned, however if its in my bedroom its to easy to jump into bed!
I would like a small room seperate from noice and temptations, for example if it was in the kitchen diner i would be about 18stone by next year!

I Have done it, you will need waterproof membrane on the floor, batons and plasterboard, this needs to be fire rated board if in garage, insulation and obviously an extra light and some power sockets, double check if you need planning permission for this

Bobski still don't understand why need are needing an office my friend unless your employing secretary's to answer phones and all the other stuff they do. Only if your a big Company then yes defo office but small timers like us lot one thinks not !!!๐Ÿ‘ณ๐Ÿ‘ณ๐Ÿ‘ณ๐Ÿ‘

Because i am 21 and constantly on the computer downloading music, etc and my computer is a desktop not a laptop.
I just like a peaceful room were i can relax and get motivated for work:)

+1 think hes trying to big himself up. an office ffs. grow a set & get your own pad then you can have an office with maps & charts on the wall & an attendance chart for all your employees. ;D & a wee stress ball for you. :D. or get mummy to rent you an office. ok boss

Hang on a minute... If i was trying to "big myself up" i would come on here bragging about my 900 customers, and how i update my van every year.

Instead i come on openly saying how many customers i have, help people out were i can and pick up useful info on things.

May i also remind you that the average age when someone buys their first home is 28, due to how hard it is getting a mortgage, and i cant afford one.

I couls go join the other lazy 21years olds getting my ยฃ60.00 a week and live in accommodation paid for by yours truly.

Wirh your luck with vans you might need to lift some of those weights so you'll be able to physically drag your tank around!!!

The gym is normally tidy mind but due to changing vans its turned upside down.

We plasterborded out the office etc, I shall be doing the same with the gym soon.

I love my office and when we built the house it was always in the planning to have one , but heres the thing . do you want to start spending big money on a house that you don't own ?? if your landlord see fit and wants to move back in they will and all that cash as gone for northing let alone getting it in writeing off the landlord to change the use

if you were buying it then I would say go for it, do it write and its a extra bedroom adding cash to your house so in the long term you will get your cash back with profit ;D

but there no profit in doing someone else house up as you may not be along term tenant if you or you land lord life changes

Still can't see why you need an office built in your house ?
As we all said all you need is a desk with a few draws for stationary, Laptop,printer & maybe a scanner. Some might need a little cupboard for there vat & tax documents as you have to keep for five years. I've got a small box room about 10ft by 6ft I could turn into an office but WHY ? I use it as a wardrobe room no need for office,when would I use it once a month to do invoicing !!!! ๐Ÿ‘ณ๐Ÿ‘ณ๐Ÿ‘ณ๐Ÿ‘
Adam your right my son is still at home hes 23 the eldest no chance of getting a mortgage it's not like years ago when I got a Morgage things have changed he prob won't leave home until his mid 30's no doubt.
You've done well having your own business at your age keep it up and well done

This is my point though... Im a young lad my room has 32inch Lg tv, xbox, ps3 , my hair dryer  8) .
Plus my hundreds of clothes and shoes in my wardobe already.
Were on earth am i meant to put a desktop pc, printer, scanner, keyboard, chair, stationary.

By office i didnt meen go to town spending mega money i meant, a few wooden beams, then wood, carpet it and a little heater haha! Just wanted to see if anyone had already done it.

If you really want an office then why don't you persuade your mum to rent a bigger property with an extra room for your office and you can pay her for the extra cost?
If the room is used solely as an office for your business you will be able to claim a percentage of the rent as a business expense.

No you can't! an office has to be a dedicated office to claim % of your rent/costs etc... anything else in there other than office stuff or business use you can only claim about ยฃ2-3 pound a week.

I've got a dedicated office and only got ยฃ10 per week last year off my tax.
Is everyone getting more?
I'm leaving the accountants (for other reasons), if I could get more back next year I'd be pleased.
